Condos are a popular way to own in Tampa, from downtown high-rises to garden-style communities near Westshore and South Tampa. Florida has specific condo rules, so use this checklist before you make an offer.
1. Know the full monthly cost
Add the mortgage payment, HOA dues, your unit's insurance (an HO-6 policy) and property taxes. Ask what the HOA fee covers: water, trash, cable, building insurance or amenities.
2. Review the association's finances
Ask for the budget, reserve study and recent board meeting minutes. Low reserves can lead to special assessments later.
3. Ask about inspections and repairs
Florida requires milestone structural inspections for many condo buildings three stories or taller, plus reserve studies for key building components. Ask whether the building has completed them and whether major repairs or assessments are planned.
4. Check the rules
Review rules on rentals, pets, parking, renovations and guest stays, especially if you may rent the unit later.
5. Confirm financing early
Some loans require the building to meet lender approval standards. Your lender can tell you early whether the building qualifies.
6. Use your review period
Florida law gives buyers of resale condos a review period after receiving the association documents. Read them carefully before it ends.
Frequently asked questions
What is a special assessment?
A one-time charge to owners to pay for repairs or projects the reserves don't cover.
Do I need my own insurance on a condo?
Yes. The association insures the building; an HO-6 policy covers your unit's interior and belongings.
Can I rent out my Tampa condo?
It depends on the association's rules. Some limit or ban short-term rentals.
